Co-Founders Chris and Mary Broderick gave 14 combined years of active duty service to the U.S. Army.  They love being a team, both personally and professionally. Integrity, honesty, loyalty, and attention to detail were central to their success as Soldiers and continue to help them thrive as spouses, parents and business partners. 

 

Relocating to seven different states in seven years with the Army gave both Chris and Mary a heightened awareness of the U.S. real estate market. Their personal experiences exposed shortfalls in the land industry - land owners need a faster, more reliable way to sell their land. In short order, Lightning Land Deals was born!

  • Arrange a closing date on your terms.

The attorney or title company will prepare a deed for you to sign and notarize.​ You will receive your cash payment through electronic bank wire or a cashier’s check directly from the title company.

  • I’m ready to sell my property. How quickly can I get paid?
    We buy properties through a reputable local title company. Typically, closing takes about three weeks once we have a signed purchase agreement.
  • How do you arrange for payment?
    We wire the purchase funds to the title company before the closing date. The title company will ask for your preferred payment method and send the funds to you on closing day. Common payment methods include wire transfer and cashier’s check.
  • What is your typical closing timeline?
    We usually close several weeks after both parties sign the purchase agreement and we finish due diligence on the property. If you accept the offer by the expiration date, we will close by the date specified in the agreement.
  • What is your typical due diligence timeline?
    Our due diligence timeline varies based on the deal’s complexity. It can sometimes be completed on the same day, but during busy periods, it may take several weeks. However, if the offer is accepted by the expiration date, due diligence will not affect the closing date.
  • What if I missed my offer acceptance deadline?
    If you happen to miss our offer acceptance deadline, but are still wanting to sell, please contact us anyway. Although we cannot guarantee our offer price beyond the expiration date, we will be happy to re-evaluate your property and let you know what your revised offer would be.
  • What is involved in your due diligence process?
    Our due diligence process includes confirming direct road access, verifying current ownership and any outstanding taxes, assessing the property’s slope, and ensuring it represents a sound investment for us in terms of value.
  • What if I know my property does not have road access?
    While we generally prefer properties with good road access, we may make exceptions. However, this usually reduces the purchase price due to the added risk. If you're aware of this and still wish to sell, please contact us, and we'll explore your options.
  • What if the ownership of the property is a bit complicated?
    Selling a property is straightforward with one or two owners, but issues like a death in the family, divorce, inheritance, or trusts can complicate matters. Since we handle purchases through a title company, they manage all the paperwork for a smooth transaction. Don't let complex ownership situations stop you from reaching out!
  • I don’t live near the property or don’t want to travel for the closing. How can this work?
    Today, title companies often handle remote closings. You can sign documents via a secure online notary from anywhere convenient, or arrange for a local notary to meet you at a location of your choice. On the closing date, the title company will send your sale proceeds. Alternatively, you can visit the title company’s office if you prefer.
